Definition

Under direction, performs the full array of duties assigned to the Maintenance Worker class including a variety of skilled and semi-skilled journeyman level tasks in the maintenance and repair of all facets of public housing units and related facilities; performs a variety of facility and grounds maintenance, cleaning, building maintenance and repair for a variety of public housing facilities in multiple locations; communicates with the residents in determining the need for maintenance and to minimize future repairs; and performs related work as assigned.

Supervision Received and Exercised

General supervision is received from the Maintenance Services Coordinator and lead direction is received from the Maintenance Specialist.

Distinguishing Characteristics

Maintenance Worker I

This is the entry-level class for this series. Initially under close supervision, incumbents learn and perform a variety of duties in the routine maintenance and repair of facilities. As experience and skill are gained, assignments become more varied and may include a variety of indoor and outdoor maintenance tasks. Semi-skilled maintenance and repair tasks in a variety of craft areas may be assigned on a training or relief basis. This class is distinguished from Maintenance Worker II in that the latter is the experienced level class in which staff performs assignments in a variety of crafts. Incumbents in this position are expected to progress to the II level as experience and related skills are acquired and the employee performs with increasing independence.

Maintenance Worker II

This is the journey or experienced level class in this series in which workers perform maintenance and repair assignments in a variety of crafts, including, but not limited to, carpentry, plumbing, interior and exterior painting, basic electrical, tile repair, cement finishing, appliance repair and grounds maintenance. Work is normally performed independently and requires the ability to determine the nature of the work to be performed and the materials and supplies required.

Example of Duties (Illustrative Only)

• Performs routine preventive maintenance on public housing units, municipal buildings, facilities and related mechanical systems; generates and maintains records and logs of work orders.
• Performs a variety of routine to semi-skilled facility and grounds cleaning, construction, maintenance, repair and rehabilitation tasks for a variety of public housing facilities in multiple locations.
• Repairs and replaces exterior and interior wooden and glass doors, windows and locks; makes additional or replacement keys.
• Repairs or replaces cabinet doors, drawers and Formica counter tops; patches holes in or replaces sheet rock including taping and refinishing.
• Prepares surfaces for painting and paints various surfaces using a brush, roller and/or sprayer.
• Replaces or repairs a variety of pluming and related fixtures, including faucets, valves, showers and toilets; cleans clogged fixtures and drains as required.
• Performs minor electrical repair; replacing switches, plugs and light fixtures, and thermostats, light bulbs, tubes and ballasts as required.
• Repairs fences and railings; builds forms for concrete installation or repair and performs semi-skilled concrete finishing.
• Troubleshoots and follows-up on work orders; determines tasks, materials and supplies required to complete the repair; orders or picks up supplies or purchases them against outstanding purchase orders at designated stores.
• Cleans, unclogs and hoses garbage chutes; picks up trash around garbage areas and grounds and places it in appropriate containers for disposal.
• Troubleshoots various electrical problems involving electrical lines, switches, receptacles, circuit breakers, controls and motors.
• Performs tiling work jobs using ceramic wall and countertop and floor tiles with laminates.
• Performs repairs or builds cabinets, countertops and other equipment requiring cabinet making skills.

Qualifications

Knowledge of:

• Principles and practices related to the performance of routine to semi-skilled work in various crafts for the construction, maintenance and repair of multi-tenant residential facilities.
• Principles and practices related to the maintenance of grounds, plants, trees and other landscaped area.
• Principles, equipment and techniques related to the surface preparation and painting of interior and exterior residential surfaces; basic electrical repair, basic carpentry and cement work; refuse collection and disposal regulations.
• Use and minor maintenance of the hand and power tools and equipment related to the assigned work.
• Safety equipment, practices and procedures related to the work, including safe driving practices.

Skill in:

• Performing interior and exterior maintenance tasks effectively, efficiently and in a safe manner.
• Troubleshooting repair and determining the most effective repairs and materials and supplies required.
• Performing maintenance tasks using hand and power tools, equipment and vehicles related to the assigned work.
• Reading and understanding written directions, plans, drawings and instructions and follow oral directions.
• Recognizing and reporting hazardous and potential maintenance problems.
• Maintaining basic records of work performed and supplies and materials used.
• Establishing and maintaining effective working relationships with those contacted in the course of work.
• Communicating effectively with tenants of various ages, genders and ethnic backgrounds. 

Education and Experience:

Any combination of training and experience that would provide the required knowledge, skills and abilities is qualifying. A typical way to obtain the required qualifications would be:

Maintenance Worker I

A high school diploma or its equivalent. Some work experience in performing facility or grounds construction maintenance or repair is desirable.

Maintenance Worker II

A high school diploma or its equivalent and two years of experience as a Maintenance Worker I or the performance or related work.

License:

Must possess and maintain a valid California class C driver’s license and satisfactory driving records.

Physical Demands:

Position required sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping and making repetitive hand movement in the performance of daily duties. The class also requires both near and far vision when inspecting work and operating assigned equipment. The need to lift, carry and push tools, equipment and supplies weighing 25 pounds or more is also required. Additionally, incumbents in this indoor/outdoor class work in all weather conditions including wet, hot and cold. Incumbents may use cleaning and lubricating chemicals, which may expose the employee to fumes, dust and air contaminants. The nature of the work also requires incumbents to climb ladders, use power and noise producing tools and equipment, drive motorized vehicles, work in heavy vehicle traffic conditions and often work with constant interruptions.
