Definition

Under general supervision, performs skilled maintenance work in one or more craft areas such as carpentry, plumbing, electrical maintenance and repair, cement finishing, painting and landscaping in the maintenance, repair and rehabilitation for public housing facilities in multiple locations; performs a variety of semi-skilled work in other than the primary craft areas; provides training to staff; and performs related work as assigned.


Supervision Received and Exercised

Receives general supervision from the Maintenance Services Coordinator. Provides lead direction to other maintenance staff on specific projects.


Class Characteristics

This is the skilled journey level class within the Maintenance Worker series that provides specialty work in at least one specified craft area. Incumbents also perform routine maintenance, repair and cleaning tasks and may act in a lead worker capacity for projects and work crews. Assignments in this class are distinguished from those of the lower-level classes by the requirements of skill and expertise, although routine and semi-skilled work is regularly performed.


This class is distinguished from the class of Maintenance Services Coordinator by the latter’s responsibility for work crew projects, scheduling, direction and review, work order prioritization, and providing material and supplies.


Example of Duties (Illustrative Only)


  • Performs skilled-level work in one or more craft areas, such as carpentry, plumbing, electrical maintenance and repair, appliance maintenance and repair, cement finishing, interior and exterior painting and/or irrigation and landscaping in the construction, maintenance, repair and rehabilitation for a variety of public housing facilities in multiple locations.
  • Troubleshoots and follows-up on work orders; determines tasks, materials and supplies required to complete the repair; orders or picks up supplies or purchases them against outstanding purchase orders at designated stores.
  • Communicates with tenants to clarify need for maintenance and repair and to explain ways to minimize need for cleaning and repair.
  • Acts in a lead capacity for work crews as assigned; works independently on assigned specialty projects; or directs the work of and/or trains less experienced workers.
  • Performs a variety of routine to semi-skilled facility and grounds cleaning, maintenance, repair and rehabilitation tasks in other than the primary skill area.
  • Repairs and/or replaces exterior and interior doors, windows and locks; makes keys; repairs cabinet doors, drawers and Formica counter tops; patches holes in sheet rock; prepares surfaces for painting and paints various surfaces; repairs plumbing and related fixtures.
  • Performs minor electrical work, such as replacing switches, plugs and light fixtures, and thermostats, including replacing light bulbs, tubes and ballasts as required.
  • Repairs household appliances, such as stoves and refrigerators; repairs ceramic tile and floors.
  • Repairs exterior fences and railings; builds forms for concrete installation or repair and performs semi-skilled concrete finishing.
  • Plants, trims, fertilize, mow and waters lawns, plants, shrubs and trees following an established schedule.
  • Maintains basic records of work performed and supplies and materials used.
  • Perform other related work as assigned. 


Qualifications


Knowledge of:


  • Principles and practices related to the performance of skilled work in one or more various crafts involved with the maintenance and repair of multi-tenant residential facilities.
  • Principles and practices of troubleshooting maintenance and repair problems and of determining materials and supplies required to complete the repair.
  • Principles and practices related to the performance of routine to semi-skilled work in multiple crafts for the maintenance and repair of multi-tenant residential facilities and grounds.
  • Use and minor maintenance of the hand and power tools and equipment related to the assigned work.
  • Safety equipment, practices and procedures related to the work, including safe driving practices.
  • Basic practices for providing work direction and training.
  • Basic record keeping practices. 


Skill in:


  • Performing a variety of routine to semi-skilled work in a variety of building and grounds craft areas skillfully and safely.
  • Troubleshooting repair problems and determining the most effective repairs and materials and supplies required.
  • Using hand and power tools and equipment and vehicles related to the assigned work.
  • Working independently and prioritizing work assignments.
  • Communicating effectively with tenants of various ages, genders and ethnic backgrounds.
  • Reading and understanding plans, drawings and written instructions.
  • Recognizing and reporting hazardous and potential maintenance problems.
  • Providing training and working direction to less experienced staff on a project or day-to-day basis.
  • Maintaining basic records of work performed and supplies and materials used.
  • Establishing and maintaining effective working relationships with those contacted in the course of the work. 


Education and Experience:

Any combination of training and experience that would provide the required knowledge, skills and abilities is qualifying. A typical way to obtain the required qualifications would be:


A high school diploma or its equivalent and three years of experience in performing a wide range of building and/or landscape construction, maintenance and repair, which has included at least one year of performing skilled craft work in the area of assignment.


License:

Must possess and maintain a valid California class C driver’s license and satisfactory driving record.


Physical Demands:

Positions requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping and making repetitive hand movement in the performance of daily duties. The class also requires both near and far vision when inspecting work and operating assigned equipment. The need to lift, carry and push tools, equipment and supplies weighing 25 pounds or more is also required. Additionally, incumbents in this indoor/outdoor class work in all weather conditions including wet, hot and cold. Incumbents may use cleaning and lubricating chemicals, which may expose the employee to fumes, dust and air contaminants. The nature of the work also requires incumbents to climb ladders, use power and noise producing tools and equipment, drive motorized vehicles, work in heavy vehicle traffic conditions and often work with constant interruptions.
