Meeting Minutes


Meeting called to order at 3:35 p.m.


RAB MEMBERS IN ATTENDANCE:

Michael Harris, Margaret Nolan, Royce Mclemore, Tania Santos da Silva, Kevin Gladstone. 


MHA Staff:

Kathleen Wyatt, Susanne Joyce, Adrian Chorley, Mike Cutchin 


Approved Minutes of March, 2023 RAB Meeting. 


Agenda Items/Reports

Mike Cutchin reported there will be a walk thru review of AMP II sites completed by May 16, 2023. Maintenance plans now include power washing, concrete replacement at Casa Nova, drainage repair at Kruger Pines.


Kruger Pines needs an engineering assessment for repair and cost to fix the drainage problems. The cost may be significant. Mike Cutchin told the members that he will keep the board updated on these issues. MHA has hired Joann Roberts to do a review of outstanding maintenance at the properties.


Kathleen Wyatt reported that AMP II properties will be getting a new Property Manager who will be working with the AMP II complexes. The position is funded from Operating Expense Budget.


Discussion followed regarding the process for Board Comments. Margaret has gathered comments in the past and worked with Royce and Kathleen to include in a chart format that allowed for MHA to respond on the item number. 

New waiting list preferences will be updated on Agency plan. Kevin Gladstone asked how far MHA has come from the designation of a “troubled property” to a “standard property.” Adrian Chorley stated that MHA has a standard score. Kathleen Wyatt said that Section 8 was considered a “high performer” and Golden Gate Village was a troubled property but has been elevated with the rehabilitation work being done.


Tania asked who is following up on the work being done at GGV. Kathleen stated Kimberly Carroll is working with HUD on all aspects of the GGV planning.  


Tania asked if all the corrective action items were completed at GGV. Kathleen stated that work is in progress and there are more steps to be done.

 

The board may have an additional meeting to develop Comments for submission once the 2024 Agency Plan is provided.


Michael reported that RAB has four new board members. Training will have to be arranged and scheduled. Margaret stated we may need to review how to do more outreach to obtain representation for elderly/disabled complexes.

 

Michael Harris repeated the need for RAB to be trained and for members to remain polite and courteous with no negative comments. Tania commented that each member should feel free to speak truth and not to feel uncomfortable bringing up a topic.
